What To Expect As A Buyer!

Congratulations! Now that the contracts are signed and you are on your way towards purchasing your new home, the following will happen:

Attorney Review
The contracts will be given to the attorneys for their review with you. This has to be done within 3 business days. Please try and have this expedited and ask your attorney to copy the realtors with copies of the addendums or riders. Your initial down payment will be deposited into a non-interest bearing trust account of your attorney, or if you have not decided on an attorney at the time of the contract it will be deposited into a non-interest bearing account RE/MAX Classic Group.

Home Inspection
Immediately after the attorney review period, we will need to schedule a home inspection. Remember, we will need to coordinate this with the homeowners. We will be able to assist you in the process. The sooner we get this done, the more time we will have to assess the inspection report.

The day of the physical inspection, one of us will let you and the inspector in the home. The inspector must be licensed, bonded, insured, and preferably a member of ASHI (American Society of Home Inspectors). The inspection will last between 2-3 hours. At this time your inspector will check the property to see if there are any structural defects, and may even give you some pointers on how to maintain the home. You may also want to take pictures, any notes, and measurements of the house at this time. After the home inspection let your attorney know how the inspection went, and make sure he/she has a copy of the report or any items that need to be taken care of. This can be in the form of repairing the deficiencies or requesting a credit at closing.  While we strive to to maximize the results – we are at the mercy of what the sellers are willing to give and what you are willing to settle for.  Ninety nine percent of the time it all works out to everyone’s satisfaction.  We should try to have everything resolved within 3-7 days. Please make sure once again your attorney copies the realtors.

Balance of Down Payment
The balance of the down payment is due within 10 days after attorney review is over. Make the check out to the trust account of your attorney and mail it certified mail to your attorney unless otherwise instructed.

  1. Mortgage
  2. You will need to apply for a mortgage depending on when your closing is. The mortgage process time is usually the longest, ranging from 2 weeks to 45 days. Make sure we have the name of the mortgage company and the representative you have decided to use. They will be calling us to have the home appraised.

As soon as you have your mortgage commitment, please let your attorney know and give him a copy.

Once you have your closing date, remember to call the utility companies to have everything placed in your name at the time of closing. A moving package will be sent to you with all the utility numbers.

Walk-Thru
Within 24 hours prior to closing, you will need to do a walk-thru of the home. The walk-thru of the home is for you to make sure the house was kept in good condition and that all appliances, if any are in working order, the repair items that were agreed upon were fixed, and it is in broom clean condition.

 

 

 

 

 

We will need to arrange this with the homeowner/listing broker. Please let us know what time would be convenient for you, and we will meet you at the property.
